“It’s all about maximum accessibility for everyone. Virtual tours are an added convenience for the buyer, allowing them to weed through listings and explore more properties in the comfort of their own home, at any time of day,” Debra said.

Virtual Tours for Properties Beyond the Mainstream Market
Debra emphasizes the effectiveness of virtual tours for luxury properties. These immersive experiences allow buyers to fully absorb what often are very large and intricate properties.
“We find 360° Virtual Tours to be particularly advantageous for luxury properties, as they often have a lot of unique features that can be hard to take in when just walking through the home,” Debra said.
“The combination of a video tour, a virtual tour, and photos allows us to highlight the quality materials and the craftsmanship of the home.”
The same goes for vacation homes and remote properties, according to Debra.
“Virtual tours are also effective for vacation homes and remote properties. Often, they are hard to visit in person, especially during the winter,” she said.
“We can still market unique properties that are outside the general consumer area, which a lot of other brokerages can’t sell.
“That’s one of the things that our brokerage does incredibly well, thanks to the tools that we use,” Debra said.
Transformative Marketing with Virtual Renovation

“I had a higher-end listing, and I knew that a lot of buyers in that price point were looking for properties with a pool,” she said.

“It’s hard for people to visualize what the plans would look like in real life,” Debra said.

“Virtual Staging is powerful and a core part of our marketing for these properties,” Debra said.
“It’s super easy and convenient for the seller, and it allows us to show how an unoccupied property can be furnished, so it appeals to more people.”
When choosing from our ten staging styles, Debra has a strategy.
“It’s all about matching the Virtual Staging to the look and feel of the house,” she said.
“Downtown Nashville has a lot of newer properties and a lot of young professionals in the area. For properties like these, we look at modern and contemporary Virtual Staging.
“As you move further south, the properties are more country chic, so we try to complement the staging with that,” she said.
