Debra emphasizes the effectiveness of virtual tours for luxury properties. These immersive experiences allow buyers to fully absorb what often are very large and intricate properties.  

“We find 360° Virtual Tours to be particularly advantageous for luxury properties, as they often have a lot of unique features that can be hard to take in when just walking through the home,” Debra said.  

“The combination of a video tour, a virtual tour, and photos allows us to highlight the quality materials and the craftsmanship of the home.” 

The same goes for vacation homes and remote properties, according to Debra. 

“Virtual tours are also effective for vacation homes and remote properties. Often, they are hard to visit in person, especially during the winter,” she said.  

“We can still market unique properties that are outside the general consumer area, which a lot of other brokerages can’t sell.  

“That’s one of the things that our brokerage does incredibly well, thanks to the tools that we use,” Debra said. 

Transformative Marketing with Virtual Renovation

“Downtown Nashville has a lot of newer properties and a lot of young professionals in the area. For properties like these, we look at modern and contemporary Virtual Staging. 

“As you move further south, the properties are more country chic, so we try to complement the staging with that,” she said.
